I just recently skip traced my first list on invelo for off market property finding. A lot of them show up on the DNC list. I am assuming calling them would be a very bad idea. Does anyone know if through invelo you get your money back for the contacts that are on the DNC list?

I'm optimistic that by June rates will be 5-5.5%! With inflation cooling the fed doesn't need to put as much pressure on rate hikes.

@Nicholas L. I want to use this information to see what areas are the best to invest in. Looking for out-of-state investments so want to make sure and do a lot of research on the area and this is a great starting point to see if cities are growing/declining and if wages are increasing and withstand rental prices/increases.

Hello Everyone,

I am a new member of BP Pro and am loving all the perks & networking that are offered by this platform. I became a licensed Realtor in February of last year and have enjoyed every minute of it along with all the challenges. I love finding solutions to problems along with helping others make good investments and setting them up for long-term success in RE. 

I have lived in Ellensburg my entire life and know the area like the back of my hand. I am hoping to be able to buy my first investment property towards the end of the year/ beginning of next year based on savings and 2 years of history in a new job along with being employed (you all know the struggle). 

With that said, if you have clients looking to make a purchase in Ellensburg I would love to be referral partners with in-state and out-of-state investors and Realtors. I would love to help you make another great investment in this community. With CWU being centrally located in town there are numerous investment properties and strong demand for housing for students.

Nathan, yes there are rentals everywhere here! My boyfriend already has two (we both just turned 24) and I am at a brokerage that is heavily focused on working with investors. The reason I got into real estate last March was to start learning and developing skills to help me understand the investing side of RE. I am loving every minute of it and cannot wait to buy my first property hopefully by the end of the year. There is a lot of opportunity in Ellensburg.

Thanks Ben! That was my thought too for wholesaling; to build funds for buying personal investments and to have more off-market deals for my investors.(: I will check that book out!

Hi everyone! New member to bigger pockets pro. Whoop Whoop! I am in Ellensburg not Seattle but I want to start getting into wholesaling & off-market deals. I am a licensed broker of almost a year but I want to start moving towards the investing route. I figured with going off market I can either wholesale, buy myself or list on the MLS giving me multiple options depending on what works for me and the seller. I have watched numerous videos on wholesaling however I would love help with how the contracts work. I understand it's an assignment but other than that I am lost. So my question is; if anyone is an experienced wholesaler and would perhaps want to run through a made up deal with me so I can get some experience on the contracts? Thank you for reading!
