Considering I am rehabbing and wanting to refinance, this would essentially be in my favor. The listing did say they want to sell it as is, so I am wondering how much power I have when it comes to negotiation. We will see! Thank you!

Hey all, 

I know for VA and FHA, that flooring should be within a SFH for the appraisal to come back good to go. However, I showed my agent a property that needs some work and that I wish to rehab myself. It does not have flooring installed but I am buying with a conventional loan. She says this is a new strict thing the appraisers have. Does this sound right? Typically, conventional loans are not as strict? TYIA

 Yes! They are also available on Amazon and some stores. I purchased mine on Amazon.

I have not read that one but I have heard it is great! I have read a handful of Brandon Turner's books. Two being "Investing in Real Estate with No and Low Money Down" as well as "The Book on Rental Property Investing." Those are two great ones I highly recommend!

Lastly, Thank you to RDPD for your books and for turning me onto BiggerPockets.  My day normally consists of a minimum of 3 podcasts a day and I would never be able to accomplish my goal (90 days) without the knowledge or courage that RDPD and BIGGERPOCKETS have given me!!!! Now how long will it take for my stomach to go back to normal??????

 Hey! Well, first off congrats! What exactly are you nervous about? My best advice is to try to break down your feelings and if see if you can fix any of that. For example, are you stressed no one will rent? Well, do your comps and see what you have to do to make it happen! Don't work yourself with too much anxiety. Remind yourself of your "why" and be excited!

Are you wanting to have the duplex be a short term rental like an Air BnB or long term with tenants? I like the coin idea if it's for an STR. The basement is a great idea... do it!

Thank you for your response. I think I'm nervous because the only current support I have is BP forum. The few family and friends I've confided in think I'm crazy. I keep telling myself, I'll make money or I'll learn or both. Hoping for both. Settlement is Monday. Thanks for taking the time to reach out to me with kind words and encouragement!!

 A lot of people will say you are "crazy" or that you "don't know what you are doing." However, you kind of learn as you go. Regardless, you'll learn! Good luck

 That's a pretty vague question, and I'd love to help but it depends on what you are searching for! I could go into details but honestly you'll get the greatest picture by using Zillow, Keller Williams, or any other app to see.

The BP books are amazing! I love them, and after reading just a couple chapters, I have never felt more ready in my life. This was awhile ago, but the advancement have shown how helpful the BP community is. We're excited to have you! May I ask how you found this property? I see what you're trying to do and it's smart for you to do that. I'd do the same. There doesn't there seem to be any competition for others wanting the home, due to the work. The more time the bank has it, the more money they are not getting from a potential buyer... you. Have you tried offering a lowballed number yet?

Raise the rent! If for whatever reason you have trouble doing so, then re-evaluate. However, I was in a similar situation recently with one of my rentals. The property taxes went WAY up and my cash flow decreased significantly. I provided reasoning and was honest with my tenants and they were gladly willing to accept the rent raise. Good luck!
