Hey @Don-Carlos Moniz,

This one took right over 120 days from close to close, even with the first buyer backing out on last day of DD. I believe the rehab was right around 60 days itself, with an initial two weeks or so lead time for the contractor to get in after closing. We were under contract in two days for the first buyer, and 3 days with the second buyer.

It was an enjoyable project, sold much higher than we expected.. The timing was at the beginning of the steep market climb we're now in.

@Portia Purcell I've used Jennifer Fincher for closing on an assignment of contract from a wholesaler before and recommend them. They're in Fayetteville, so a bit outside of Moore County and the areas you mentioned. Please reach out anytime if you have questions!

@Elizabeth Tumbelekis I have yet to do a deal, however, I have attended several local meetups around Fayetteville and really increased my local networking for resources and connections. I feel like I have an excellent power team and a growing buyers/investors list for deal opportunities. 

Pretty much every one of the individuals or teams that I've met in person are more than willing to help in any way they can. If I have questions, they invite me to text, email, call or just reach out to work through a problem. My goal is to complete one real estate transaction by June and can say with confidence that I am going to meet that deadline.

Thanks everyone. Haha, I have basically been playing with the Army the past 6 years so I get along pretty well with most. I did lookup a couple Meetup groups in Fayetteville, are any of them specifically associated with BP?

I have some previous connections with real estate around town that I have to work with as well. A couple of them already have properties lined up looking for investor/buyers so if anyone is interested please let me know and I'll put you in contact.
