So I've been using Rentler.com for years and like for its simplicity and low fees. Recently though I have come across a major FLAW in their system, which I honestly cannot believe exists: When a payment series ends, the system archives the series on the day it ends. This means, from my current example, the lease ends August 19 so the payment series ends July 19. Tenant decides not to pay and use security deposit for last payment (not allowed). I get NO notification from system that tenant has not made his final payment, since payment series is archived on DUE DATE of last payment. I just found out now checking the bank account. How can this be a sound policy? Also, if tenant were to be late (use grace period) he would not be able to pay since payment series no longer exists. I chatted with support about this and they don't seem to see this as a problem. Am I the crazy one here? Thoughts?

Apartment was rented to tenant A and B as roommates (individuals). Tenant A paid entire security deposit on Avail platform, using ACH. After move-out, tenant B tells me he wants 100% of security deposit refund returned to him, made out to a company (probably owned by him), also at an address that does not match the address that was on the lease. I check with Tenant A, and he disagrees, indicates the two may have a dispute involving a business they both own. Tenant A tells me I should hang on to deposit until they agree on where to send security deposit refund. Tenant B then sends email to both Tenant A an myself, showing proof of deposit coming from a certain account (I only see last 5 digits), that he claims is the account of the business he wants me to return the money to. I replied I need a signed statement by both parties, telling me where to send the deposit, and whom to make the check out to. This was over 30 days ago, and they have not gotten back to me.

What would you do? Would you wait, or would you make the check out to both individuals and let them "duke" it out? If so, where do I send the check???

this should be an easy question: I'm renewing the lease for a tenant and I'm using the Zillow platform. The new lease basically is a copy of the old one, but I do not know how to document the deposit "carry over" from the old to the new lease. The Zillow system has no provision for that. I want to make sure that it is well documented that I am carrying over the deposit. Is there an addendum I should do? Thanks in advance!

Hello, we recently bought a beautiful 3br/3ba condo in a nice area of town, and we have advertised the property for lease on Zillow. It is definitely the nicest unit we have, and you could consider it a "luxury" unit. We have been approached by a property management company who are interested in leasing for 2 years. They say they are looking to accommodate nurses and business personnel, mostly for longer stays. However they insist that they must be able to accommodate short term business clientele, for 4-5 night stays, in order to stay profitable. They also say they carefully vet their clients, and don't allow parties or loud activities. They clean between each client, like air bnb, and do their own maintenance.

They have sent us a sample lease which I sent to the HOA, and I was a bit shocked that they accepted it. So now we are toying with the idea of doing a lease with them, but we want to protect ourselves from "AirBnB" type bookings taking place.

Does anyone have experience with this, and can you share some of your experiences and advice? How do you allow short term stays being booked, while keeping out the young and party crowds? Thanks in advance!

I understand the ways of delivering a 3-day notice to quit, and I prefer to deliver to the tenant and leave at their door. Question is, do I tape the form to the door or put it in an envelope, and tape the envelope to the door, to give the tenant a bit more privacy. If I do that, what do I put on the outside of the envelope? Will this method alone be ok with the judge, or should I use some sort of backup? - Thanks!
