Post: Furnishing Airbnb in Anchorage

Just closed on a duplex in Anchorage with @Vance Foster. Both units will be listed on Airbnb. Looking for recommendations on several things:

 - Mattresses (sheets, pillowcases, etc): Do you buy in Anchorage or order online? Do you have any mattresses recommendations that your guests have found comfortable while also cost-effective? 

- Self-check-in keypad vs smart lock: Smart locks seem to be more expensive, require an in-house smart hub, and have shorter battery life... but have more options for automation and integration with Airbnb. Thoughts on which is best?

I'm currently part of a RE Investing Mastermind group. We have bi-weekly Zoom calls at 8pm EST / 5pm PST on Tuesdays to discuss wins of the week, brainstorm solutions to YOUR problems, and set goals. We're based all over the country (Washington, Arizona, Alaska, Ohio, etc) and have between 3-5 investors joining each call at the moment

In Alaska, is one required to be a licensed RE broker to run a business managing short-term rental properties (like Airbnb) they do not own? Curious if short-term rentals fall under the traditional "property management" umbrella.

    Can anyone recommend a good contactor in Anchorage for a small project? 

    I'm looking to remove a kitchen and add a doorway between two rooms.

    @Eric Baeza I'm also looking at 4-plex properties in Anchorage and can share a bit about my experience. Few questions:

    Are you local to Anchorage and familiar with the area?

    Do you plan to owner occupy or this purely an investment property?

    Regarding rent, depending on the area of town and how nice the property is, you can get a bit more than $1100 for a 2-bed/1-bath but I think chances are lower in Mtn View. Take a look at the screenshot below for rents in Mtn View area:

    Regarding utilities, this is what was provided by the seller of a 9-bed property that I made an offer on:

    Gas- $415 avg
    Electric (2 meters home and well) - $250 home $60 well
    Refuse- $130
    Sewer- $155

    You will also find that many of the multi-family properties in Anchorage are separately metered for electric which can be covered by the tenant. Check out this thread for more details.
