Hi Alaska short-term rental hosts!

Those of you who know me probably know that I've been working on this for a while now. I'm finally at the point of taking on more short-term rental properties in a hosting/management capacity through newly launched Outpost AK Vacation Rentals. My question is, how do I go about finding the hosts that are looking for or need help with their rentals? Most of the folks that are active in Facebook or BiggerPockets forums tend to be more hands-on and may not be looking for management services. My ideal client is likely someone who doesn't want to be involved with the day-to-day but still wants STRs in their investment portfolio. My goal is 30 units under management by the end of 2023.

Initially, I thought about messaging Anchorage hosts on Airbnb who looked like they would be a good fit, however, I don't think Airbnb would approve if they found out I was using their messaging platform for marketing/sales purposes... So, I'm open to ideas!

Unfortunately, spam/nuisance scoring is often done by the terminating carrier in real-time. A number flagged as spam at one point during the day, may not be flagged several hours later. If your VA calls you to verify, make sure you don't have him/her in your address book. Even then, spam scoring models and treatment of CNAM (calling name/caller name) varies from carrier to carrier, and call to call. What might display on your cell phone may not necessarily display on your business VOIP line or your home landline...

Here is the guidance that my company provides to consumers:

1. Do not use one main calling telephone number for multiple uses. Outbound numbers used for multiple purposes tend to get flagged by analytics engines and receive mixed feedback from consumers. For example, a telephone number used for marketing should not be used by other departments for other subjects.

By segmenting the use of telephone numbers by purpose or by subject, enterprises can improve their number’s status as legitimate.

2. Avoid excessive calling to the same call recipient. Review the number of times a particular user is called across all outbound calling campaigns from the same calling party in a short amount of time. Call recipients are generally tolerant of receiving two calls per day from the same calling party. However, once those calls increase to three or greater per day user tolerance significantly drops and users begin to block numbers or mark them as spam.

3. Ensure users expect a call. Review the methods used to opt users into outbound calling campaigns to ensure they are clear. Validated users understand they should expect a call from the calling party and place the calls within 90 days of the user opting in to be contacted.

4. Respect users’ requests not to be contacted. Comply with Do Not Call lists, other TCPA requirements, and user requests not to contact and provide a number/contact information that called parties can use to prosecute or report any alleged violations of law.

5. Provide a consistent, real, and user-dialable telephone number with every call you make. Calls from a calling party number that is invalid or not assigned to the caller will likely be flagged as spam and may be potentially blocked.

6. Provide a consistent Calling Name that matches the context. Displaying an accurate and consistent Caller Name gives customers more confidence in knowing who is calling and helps them make the decision to answer the call.

7. Align the context and content of calls for the duration of the number’s assignment. Consistently using the same number for the same purpose results in a more accurate reputation. Keep your numbers to a single subject (department) use to avoid being tagged as a robocall.

8. Document normal calling patterns. When launching a new call campaign, use a number that is compliant and known. This will aid analytics and service providers to designate the number as legitimate and not a number that’s being spoofed. Avoid unusual spikes in traffic volumes and follow and document expected and normative call pattern descriptions.

9. Don’t use a pre-recorded message for lead prospecting calls. Have a live person on the call. Call recipients are not very tolerant of lead prospecting calls that use a pre-recorded message and often report them as spam.

10. Don’t call unassigned numbers frequently. Know your customers and their current numbers. Frequent calls to unassigned numbers become a red flag and mirror a technique that bad actors use by dialing random numbers looking for unsuspecting consumers

I've got an older gentleman who is my tenant in Anchorage. He has recently begun hallucinating and believes one of his housemates is holding him prisoner in his own apartment, forcing him to take drugs, and says a girl was killed in his unit from a forced overdose. 2 nights ago he ran off down the street waving his gun around which brought the police by. My understanding is they took his gun, but I'm not 100% sure... He's called his out-of-town roommates to tell them about the masked people trying to get into the unit, etc. He has called the police several times to sweep the apartment and fortunately, they took him to the hospital yesterday.

Both of his housemates are out of town and I live on site, so I know there isn't any truth to what he is claiming.

This tenant has been here for 8 years, loves the place, pays rent early, and takes great care of his unit. He's a on month to month lease, so it wouldn't be difficult to not renew it. However, I'm concerned for his safety/wellbeing if I force him to leave. As far as I know, he doesn't have any family in town. On the other hand, this is a 4-plex and he has 2 other roommates who no longer want to live in the unit with him (understandably). I'm concerned that I'll lose my other tenants if I let him stay. My question is, what is my responsibility as a landlord and what is the best way to handle this?

I own a 4-plex near Jewel Lake in Anchorage. Since the weather has warmed up, I have homeless people coming onto the property, knocking on my door, or hiding in our backyard nearly every day. I talked with several of them:

- One guy was curious how much rent costs and could he dig expired canned food out of our dumpster

- One girl keeps coming back looking for a previous tenant who was arrested + evicted right before I closed on this place - I got startled when she was looking in my window at 6:30 am this morning!

Other than security cameras, any recommendations on how to handle this? Since they typically leave pretty quickly once confronted, I haven't called the police... But I am becoming a bit uncomfortable with this situation.

Does anybody use Ring doorbells in Alaska (I'm in Anchorage)? Does it work well in colder weather? Do you use a hardwired or battery doorbell?

Thinking about adding these to two short-term rental units...
