 Thanks @Will Fraser! So from looking at it, how do you separate the expenses into different projects? As far as I can see it just puts every receipt and expense under "Expenses" and you can't categorize them. Am I missing a step?

My partner and I are currently getting into a few different fix and flip projects and i'm curious to know what programs/apps you use to make this easier. Expensify initially looked like a good one? Trying to track receipts from materials, labor/hours of our crew, etc.

In idaho, when do you need to pull permits and when can you just do the work without having to worry about it? Not familiar with the laws around that, and it seems obscure.

Hi all,

I have a 36 unit multi family project on my hands. I own the land and have done all the homework on the project itself, but currently we are stuck in the financing stage. We are pushing for a HUD loan, but will take apprx 6 months or longer to acquire. I have recently been thinking of raising private money for the project. Project building cost is just under 5M and i know there are a LOT of investors and people here that know a lot more than I do.

I would love advice on how to structure this deal. Would I set it up as a fund? Tie each individual investor into the property itself? I would love any input and would also love to connect with anybody with experience in this area!

@Michael Baum Thanks Michael! That's basically what I've been trying to do in my area. The one piece i''m hung up on is how do you estimate occupancy rate? What did you do to estimate those numbers?

@Paul Sandhu so I have been in an area that I think would do well, looked at houses. What I meant is whats the most accurate way of figuring out what property X will make gross (roughly). How do I best hypothesize occupancy rate?

I am looking to get into some vacation rentals in Idaho. What resources have helped you guys out as far as checking location/numbers/potential rents etc? Thanks in advance!
