There is a huge project going on google “St Paul’s Redevelopment” in Norfolk which is making rentals in even higher demand.  Family dollars headquarters is currently being relocated here.

@Sean Rooks Bravo! As your research has probably already told you our multi family areas are pretty concentrated in coastal VA. Do you cruise your favorite neighborhoods and look for rental signs? My favorite way to get in touch with owners

There are some great property management companies in the area to take care of you. If you will be deploying a lot it will be the best solution. Rentals, especially single family are hard to come by in many coastal virginia areas. If you plan to buy out in SD you will have to look into how much of your VA benefit is still available for you to use. I can send you some area rental comps if you need help deciding your rental price point. Im not currently a landlord or a property manager but I do work with a lot of them.

There are all kinds of possibilities! Work with a lender that not only does VA but works with investors a lot in case they can find you several options to go with. They may even be able to figure out how you can keep the first, rent it and use it to pay for the second. Glad to hear you were willing to put in the hours to update your current home. Here at the beach prices are rising steadily. Hopefully you have already built up some good equity!
