@Justin Sheley could you explain in detail how you transferred funds from your credit card to your wife's Cash app account. I tried doing that with my personal credit card but am having errors preventing me from doing so. Did you have the same problem? Did you have a workaround?

Question to everyone who commented, what are your preferred methods to find off-market deals? Being an out of state investor, I've built a relationship with a PM, a few agents and contractors. I'm basically relying on them to send me deals but there aren't a huge amount coming my way.

@Austin Fruechting Rookie question, did this package just so happen to be in its own portfolio loan from the seller or did the seller break off 22 units from his entire portfolio then you turned around to obtain a portfolio loan? I'm assuming he could only break them off if they were paid off free and clear but could be totally wrong.

Best of luck @Account Closed. That is my next milestone, to acquire a small apartment in Indiana. I'm in the process to close on my first non-turnkey OOS investment single-family home. This was just a confidence boost to let myself know that I can do this remotely. But my next big step is apartment investing. Good luck with your journey.
