I use Square cash app and I try to convince my tenants to use it as well. It's free and (use to be) immediate (now you pay for immediate). It's convenient and I haven't had any issues. Since Utilities are always under my name I'm able to send them the total amounts individually.....of course the management of this would be a nightmare with more than 10 properties. 

It also helps you to remember your tenants names.

It pointing into the common areas, which is defined in the lease (kitchen, living rooms, hallways, garage), I stated in the lease the use of security camera's in common areas (it's pointed towards kitchen, living room, which includes the front and back doors, I have one in the garage) and it's stated they are for the use in case of theft or damage to property.

Can anyone recommend an investor friendly foundation repair company in Denver, CO?

I'm looking for helical anchors and to get it done ASAP. I need it completed to close.

I'm under contract to purchase a home in the Denver area. The basement has a few cracks, nothing that covers the full width/length of the basement walls but there is a noticeable deflection (about 2") on the East wall. I received an engineers report on it which said anchors should suffice. I'm not currently in Denver and I'm trying to get rough estimates on repairs. Has anyone experienced this and how much did it cost? 

And if anyone out there knows, the home also needs a radon vent and a couple egress windows in the basement. Being from Texas I don't know anything about the costs associated with these and I don't want to get run through the cleaners on my first deal in the area. 

Any help is greatly appreciated.

I have a uniquely shaped property  under contract. It has houses but they are tear downs for sure. A wood framed home would be unsightly and difficult to sell due to the shallowness of the lot. 

I was thinking a container home would be perfect, those little 8x40 bundles of joy would be a good unique that would pull sellers to view it and obviously with that would make it easier to sell. 

Does anyone have any experience with container homes and city zoning issues in Austin, TX?
