What are you guys getting in return for loaning money for flips?

We have a property that we plan to loan for 3 months and make $4,800.

Here are the loans I got:

The first loan was a loan of 285k at 9% and we made $8,550.

The second loan is 160k at 12% annual interest.

I‘ve hIt a road block. I have 2 FHA loans currently. One on a duplex I bought in 2014 the other on a house I just bought to AirBnb and live in. I would like to buy a fourplex that is on the market currently, however, I am being told that I will not be able to use FHA. (Which means much more money down) Any ideas of a way to get around this?
