Good afternoon. I'm looking to buy rental property but live in an apartment. Should I buy a house to live in first and then buy a rental or go right to a rental? I live in central Indiana. Are there pros and cons for either side? 

Thanks, Josh. Good to hear from you, Nick. I don't have any weird tax situations. I have a regular job with a W-2. As long as I can put the 20% down, I should be okay? I was hoping to find small business loans or other ways of using "other people's money," but I might not be able to avoid using my personal credit. I'm also looking for a rental property mentor in central Indiana.

I was inactive for quite a while, but now I'm back. I'm interested in ways to finance rental property in the central Indiana area. Any tips on small business loans? I'd like to meet more real estate investors in the central Indiana area.

2. I heard about REITs in a podcast recently. I'm looking for something to add to my retirement investments and generate passive income.

I also learned of the Central Indiana Real Estate Investors Association. Are you a member? Would you suggest joining?

Hello, everyone. I'm fairly new to the group. I've had a rental house for several years now, but am interested in taking a more serious approach to real estate investing.
