To answer your last question, no. Your contractor will keep all of his reciepts for the materials he buys, just as you would and these will be expenses for him, so he will not be taxed on them. I hope that makes sense, I was trying to keep it short.

I forgot to say I don't like to pay taxes either...but I still do!

I would pay him what the contracted price was and 1099 him at the end of the year. Unless I do not understand something he is asking you to break the rules for him. He should have to pay taxes on his income just like everyone else, right? I guess he needs to up his price 15% in the future and I would have no problem telling him this.

I was just kidding of course; your posts are very informative and helpful. I am guilty of sometimes agreeing of paraphrasing, especially when it is someone asking for advice and I am not sure if they have a clue...some people need 10 people to tell them they are about to make a mistake instead of one. You are correct though, sometimes you can see the popularity show in the voting and a weighted system is a good idea.

I think I would deserve points for paraphrasing for you, that way people do not have to read your entire posts, just the cliff notes. Now, quit reading already and vote me up! :)

It looks like the 2 potential buyers has become 1. One got back with us and would not be able to secure enough funding to purchase, however, the other is working with a loan broker now to see where it will go. We will put it on the MLS next week if nothing transpires.

Thanks Will, the site is a little overwhelming and although I've found much great info I'm looking for something a little more structured as well as something I can read on the road (don't usually travel with my laptop). Guess you don't have any suggestions in regards to books either?

Dan, try using the search feature up in the top right corner of the site. Not only does BiggerPockets have a ton of information, it makes it easy to find what you are looking for. There have been tens if not hundreds of threads about good real estate investing books and educational information. I hope that helps you find what you are looking for.
