I would pay him what the contracted price was and 1099 him at the end of the year. Unless I do not understand something he is asking you to break the rules for him. He should have to pay taxes on his income just like everyone else, right? I guess he needs to up his price 15% in the future and I would have no problem telling him this.

I think the voting system is fine as it is. Trying to make it so much more is really unnecessary in my opinion. It gives others a "feel" for one member and is just one of several means for one member to juge/rate/from opinion of another member. Post count, information provided in posts, activity levels, etc. are several other means to juge another member. The influence system is a fun and great tool. Anything can be better, but in the grand scheme of things, I think there are other more important items that Josh can add and work on rather than this.

Now James can paraphrase my thoughts and receive all the votes instead of me. :)

The voting system is adequate

Done!

Very good point James! LOL

I am a talker, and I write like I'd say it.

I also failed to mention, if anyone was wondering, when that person voted for me, my influence "points"were significantly adjusted, so there are no pumped up votes there.

I was just kidding of course; your posts are very informative and helpful. I am guilty of sometimes agreeing of paraphrasing, especially when it is someone asking for advice and I am not sure if they have a clue...some people need 10 people to tell them they are about to make a mistake instead of one. You are correct though, sometimes you can see the popularity show in the voting and a weighted system is a good idea.

I think I would deserve points for paraphrasing for you, that way people do not have to read your entire posts, just the cliff notes. Now, quit reading already and vote me up! :)

So, what's the update withthose 2 potential buyers?

It looks like the 2 potential buyers has become 1. One got back with us and would not be able to secure enough funding to purchase, however, the other is working with a loan broker now to see where it will go. We will put it on the MLS next week if nothing transpires.

And I am not bias, OK, maybe I am, but that does not change the FACT that it is true!

Thanks Will, the site is a little overwhelming and although I've found much great info I'm looking for something a little more structured as well as something I can read on the road (don't usually travel with my laptop). Guess you don't have any suggestions in regards to books either?

Dan, try using the search feature up in the top right corner of the site. Not only does BiggerPockets have a ton of information, it makes it easy to find what you are looking for. There have been tens if not hundreds of threads about good real estate investing books and educational information. I hope that helps you find what you are looking for.

I still haven't talked to him. I have left him a voicemail, so I will try to find out what's going on with his employment situation.

Max,

This one sure turned out to be more interesting than I thought it would be. I hope you find a qualified tenant soon and good work on asking the questions.

Convenient office area on the left.

Just a great job.

When did you 1st get started?

Thanks for the nice comments, we started the rehab in the beginning of Jan, so it took about 2.5 months.
