David, to get some other ideas and background on funding deals, use the search feature...you can find hundreds of threads about different methods to funding.

Also, work on your own financial situation as much as you are able to. Start saving as much money as you can and pay down any debt that you can, as it will pay off when you are talking to banks about funding a real estate deal.

It is good to see you are not giving up though. Take this as an oppertunity to continue learning about real estate and the market you are going to invest in.

I just took my test last week as well...I know what really helped me a lot was writing everything as my review. I wrote key words and definitions, formulas, etc. I found out in high school that I remember things much easier when I write them myself, as opposed to listening or reading and it helped me through college and again with the real estate test. I finished my classes over a year ago, but just took the test due to living out of state. The test became available out of state so I signed up and started reviewing. The four hour test took me 45 minutes and luckily I passed it. I know I haven’t given any new advice, but try different methods to remember things.

I know you will kill it next time since you just missed it.

It is 100% an advertising ploy and dishonest if you ask me. Just another quick way for me to determine what to stay away from.

Great answers...I had several listed in mind and several I had not really thought of. I plan Multi-family is a step in our business plan that we should reach in approx. one year, maybe sooner if we stay on track.

Oh, and I would live off ramon noodles and cheap wine and only listen to The Grateful Dead.

60 days is a very long time. If you have your stuff together it should only take a few days or a week (several weeks max!) to figure out the cost to renovate. The longer period you ask for the weaker your offer is going to look.

The Thunder's inexperience is has really been exposed by the gritty and experienced Mavs...as soon as James Harden fouled out the Thunder could not generate any offense and the Mavs began the hugs comeback. This series is probably about over, but the Thunder could pull out another "game 2" in D-town.
