Just curious to know if we have anyone who has fixed and flipped in cinnaminson Nj? I have some buy and holds in Philadelphia. But Pa and NJ are completely different when it comes to permits and things of that nature. Anyone with experience in this area?

Newbie to real estate here.I just passed my NJ Real Estate Exam. Looking to be  a dual agent and licensed in PA  as well but need to sign up with a broker first. Iv met with Century 21 Gold, Redfin, and 1 other local broker. Any suggestions on good brokers in the area? I am also looking to work part time for now ( Even tho I know it is frowned upon by many). Looking for good training perhaps a mentor as well. Any suggestions/tips are appreciated. :)

Closing soon on my first investment property in Philadelphia. There are a few different ways to collect rent. Any suggestions on which way is the safer more reliable option? 

First time investor. Looking in the North East Philadelphia area for a duplex. Many have already existing tenants.Would like to occupy one unit and rent out the other. If the tenants are on a month to month lease would I still be able to obtain a mortgage while they are currently in the duplex? Would i be able to give them notice to vacate once purchased?
