I was wondering if any has tried Paul Thompson’s master mind group? I’m wanting learn more about apartment investing and leveling up my life in general. I have joined “ success groups” before and wasnt very satisfied. And of course when I stated my opinion. The only thing said was... “ your doing it wrong, your not taking it seriously enough”. The cost to this mastermind group is $1000/month. I don’t want to throw money away for just the same ole stuff. So if you have any experience with this group please let me know. Or if you know where I can join a great group and level up my life, that would be appreciated also. Thanks.

To be able to grow my business that way I would like this year I need about $100k. Without using my own equity and without investors (because most investors want their money back in a few years). Does anyone have a way to come up with $100k to reinvest? Or if there is an investor that would be able to loan that kind of money over at least a five year period, please share the details.

Iv done a deal were an investor loaned me the down payment to buy a rent house and the bank loaned me the rest to purchase the house. We had a promissory note made by my lawyer for me and the investor. He then took that note and put a lien on the house until I pay the loan back. So I got to buy a house with no money out of pocket. I'm wanting to do this a lot more next year. I was just wondering if anyone had a better way to do purchases like this or this is pretty solid? Thanks.

I just read the article that was on this site " Investing in rental properties won't build wealth but this will". To sum it up and NOT verbatim is says, it's a good idea to invest in rental properties but to think you can be financially independent quickly, won't happen. It says the best thing to do is build a business and then buy real estate. It would take to long to have enough cash flow to support your living. I agree and disagree. In a way it's frustrating to me. Iv been working toward this goal ( to be financially independent from rental property cash flow) for the last eight years. My question: Has anyone became financially independent quickly from buying rental properties?? I'm talking 3-5 years. If you have then can you please share how you have done that, your strategy and your goals??? Or just leave a comment and let me know what you think. Thanks.

Honestly I'm still undecided on what I want to do. I have a piece of land in Thackerville, I built a couple of duplexes on part of it. Mobile homes are by far the best return but I would still kind of like to make a nice little duplex community. Especially since it's in the middle of town. I'm thinking about buying a few more houses to build up my cashflow before I tackle that project.

Hey thank y'all for the reply, I appreciate it. I have done a little of everything, flipping, new construction, renovating, but I'm definitely a buy and hold investor. My strategy now is to create as much cash-flow as possible and to do that I'm looking to buy homes that are priced at $45,000 and less. I feel like as far as cashflow vs work that you have to put into a home, goes that's a good price range. I live in Southern Oklahoma and that's where my investments are. But I was in Zillow the other day and started looking at the OKC area an noticed that there are a lot of nicer looking homes in that price range. So I thought I would ask and see.
