Audrey, I am really looking at all areas of Charlotte, As far as how big of rehab project, I am comfortable with anything from only needing fresh paint to complete rehabs. Really, I am just looking for the best place to start to find properties. Each deal will be unique, but it makes sense from a financial perspective, I am willing to do what it takes.

Hey everyone! I am trying to figure out the best way to find off market fix and flips that are in line with the 70% rule. I have the opportunity to buy properties with cash in the greater Charlotte area and looking to start soon. 

Any suggestions on best way to find? I am going to attend to some REI meetups and also have contacted a few wholesalers about buyer lists.

I notice you are a private lender. As a new investor, how difficult will I find it to secure lending for a first project?

Hey BP community! I have been learning and reading a lot lately and starting to get a grasp on how things work in REI.....I think...

I have started to look for properties to fix and flip in the Charlotte, NC area. 

In your experience, is it better to go to meetups and talk to wholesalers/other investors or go through a company that specializes in wholesaling?

I have found a number of wholesaling companies online through Google searches that boast great deals for investors and all of them require you to sign up for their "VIP Buyers List." Is this a good method for finding properties? Or is it good to be true, as it seems?

Angelo, welcome! I am in the same camp as you. A new investor looking to learn and start my first fix and flip!

The best way to start is by reading the Ultimate Beginners Guide to Real Estate Investing found right here on BiggerPockets. I have learned more than I could have imagined in a short time with this guide.

Also, look to attend weekly meetups. You can find them on meetup.com. I am going to start attending these ASAP.

@Jodi-Rae Solomon I am not really interested in doing the work myself! I know how long it takes to do the work myself since I have done it! What I am more interested in is finding the properties to rehab, buying them, contracting out all the work, and selling.

What I found when I renovated my basement, was I enjoyed the design aspect and really taking a space from nothing to something. I don't really have a desire to hang sheetrock again!!

Sorry I wasn't as clear in my OP. I enjoyed the work I did at my home, but I really don't have a desire to do it myself again. I want to create spaces that people will love, but leave it to the pros.

Hello BP world! My name is Justin and I am just starting my adventure into real estate investing. I am an entrepreneur and am currently an owner in a small business focusing on retail (consumer packaged goods). Business has been good, but I want to start getting involved in real estate, mainly fix and flips. 

I recently finished my own basement, a 1700 square foot space, on my own. I became passionate about the work and sweat equity I knew I was putting into my basement. It made me realize I actually like renovating more than my day job. And, made me realize I can monetize my efforts. I hired a few contractors (plumbing, floor, and cabinet installation), but I did everything else. 

I don't have plans to quit my day job anytime soon, but it is always good to have a plan B.

I have been thinking about delving in, but want to start DOING! Most importantly, I want to start learning while I still have a steady paycheck to fall back on in case I get myself into a bad situation!

I would like to connect with anyone in the Charlotte area and just get beginner advice from the BP community.
