Marcia, My tenant did notify me in advance, but wasn't sure when she would be able to pay. In doing so, I reinforced the late fee and delivered Pay or Vacate Notices. The agency that is paying her rent contacted me and confirmed that the full payment for her rent has been mailed. However, I've yet to receive it. Hopefully, it will come today or Monday. The tenant is current with her rent and complies to the rental agreement. We did have a few disagreements in the past, but that it was water under the bridge at this point. I will have a conversation with her and gain more information in regards to your post above. Thank you for the advice and incite!

I bought a duplex almost a year ago, house hacking. My tenant is currently living on a month to month lease. She currently lost her job and wasn't able to pay her rent out of pocket. However, a non-profit organization has mailed a check to pay her rent plus late fees. Should I replace my tenant or not with her currently not having a job? Justin

I recently bought a duplex with a tenant already occupying the other unit. However, the tenant does not have renter's insurance and her lease did not require it. My first thought is to change to "Landlord Insurance", but wasn't sure if this was the right move. What should I do to handle this situation? Justin
