So your spec will sell for 510-540k. Your loan is for 337k. What is the projected cost to build the actual structure?

Thank you for your advice! I will continue to be doing my research. Your advice is exactly what I am looking for. I know that the 5k seems sketchy but due to the situation and this being a public forum I cannot exactly get into more detail. He is a licensed GC and insured.

I will have to see what other costs are being left off the table and I will find an independent builder to speak to.

When you say you have 15% put away, thats the oh **** money in case something goes wrong. Thats not including any money that you would be putting down on the house for the build correct? Whats your building price point that youre most familiar with?
