I am not a lawyer and this is not legal advice. From my understanding for FHA it absolutely has to be your primary residence for a year otherwise it is considered fraud from my understanding.

FHA is a great tool to leverage your money to a high level. When it comes to cash out refinance, you are going to have a hard time making that work during the first year of residency.

I would highly recommend making sure your first one is a good deal. If you need a second pair of eyes just to check your numbers let me know.

Whats the property worth now? How much is it renting out for? Congrats on your deal!

How old is the building? Do the bricks show signs of deterioration? I would suggest getting it inspected by someone with masonry knowledge, not just some joe shmoe building inspector

I got my license primarily to benefit my investing. It is also an incredible way to make money. I bought a duplex to live in and talked to my Realtor at the time. 3 weeks later I got my license. People say there aren't any deals on the MLS, but those people do not check it regularly enough! I am currently building a SPEC house to sell and will be buying another multi family to owner occupy next year!
