Yes, there are private money lenders who are just looking for flat returns on there money, usually 7-12% annualized, always try to push for differed interest payments and balloon principal and interest once sold. Secured or non-secured, I would prefer to always use secured so that way the Private lender has backing by the real estate, next level of commitment to the Private lender is to personally guarantee the funds. Most likely after the first one is successful they  will tell you to use it again. This comes with people knowing what you are doing and knowing you are successful at what you are doing and can feel secure investing in you.

Sale price: $190,000

single family residence, 1440sqft, 3 bedroom, 1.5 bathroom, 1 car garage

How did you find this deal and how did you negotiate it?

We found this deal off of facebook marketplace.

How did you finance this deal?

We used a local HML in Tulsa, Ok

How did you add value to the deal?

We put roughly $35,000 into renovations

3bd/ 2bath 2225 sq ft

145 purchase price

60k in total remodel

Hard money lender w 10% down and 10% pay on interest

Comps in area just sold average 120sq ft

Home down the street same square footage and full remodel done going for 275k and 65 days on market so far.

To top it off this will be my very first deal!!!! NERVOUS could use insight.
