My current building has 14x50 units. I am building more 14x50 storage units with the doors facing the existing doors. What size should my aisles be? I was thinking 60ft wide but keep wondering if 70ft would be better. The land and asphalt all add up by adding 10 ft.

I am building more storage units mostly for campers and boats.

I am looking for any suggestions. These are not drive through units.

@Kai Van Leuven I personally have done this too. I would scrap the storage units and build garages. This will attract better tenants and rents I would not want non tenants on the property renting storage units. I have also raised laundry prices to match any nearby laundry mats. A secure building will also bring higher rents.

I have had some people interested in buying some of my rentals. I could make 40%+ on the properties I have owned for less than a year. Normally I would have signed a purchase agreement already but they do cash flow well and are easy to manage multi units. My only reason to sell would be to keep buying hidden deals. Any thoughts?

@Alan Grobmeier I have had the same thoughts. I was forced into doing a 1031 with my last apartment sale. I have been buying good quality 4-plexes. Something set up for baby boomers. If I wasn’t forced to buy to avoid capital gains, I would pay down any debt you may have.
