just to follow up with my further post.  We got into the 2 family property at the end of July and was able to get a tenant right away for August.  It has been a great way to live cheaper.  The only downside is space.  After we got the house under contract we realized that we were expecting our third child.  We live in a two bedroom apartment :).  So we renovated a room in the basement to make a guest room and office space.  We either need to get a bigger house to live in or knock out a wall and take over the other half of the duplex - which is not why I bought the house.  We bought it as a rental and thought someday we would move out.  I have been moving way too much the last three years, so we haven't decided what we will do yet.

Hi guys. the best meet up group is at 5500 main St. Wiliamsville. NY.  They meet on Thursdays once a month.  Next meeting is November 17th.  It is hosted by Michael Sobotka, Chris Naugle and others at Keller Williams.  Great topics for discussion and nice people.

Agent - Michael Sobotka from Keller Williams.  I can give you numbers if you need.  he is a very aggressive investor himself and leads a investors group in Wiliamsville.

Attorney - I just used Ramos and Ramos on Franklin St. Downtown Buffalo.  Very pleasant to work with.  Also numbers can be made available.

Hi Mark Elliot.  Yes please let know about that.  The BIEG meeting is the third tuesday of every month and meets at the millennium hotel in front of the Galleria Mall.  It is sort of hosted by Russell Gullo, if you know of him.  Thanks for your help, I will probably hit you up for information from time to time as I'm still new at this and have tons to learn.

Hi There Buffalo.  Anyone out there on Bigger pockets go to the local Buffalo Investors and Exchangers Group that meets at the Millenium Hotel?  It would be nice to meet some BP investors around here.

My wife and I are in the process of purchasing our second multi-family property.  We are going to live in half and rent out the other half.  The home is on the border of West Seneca and Lackawanna, NY.  We are stoked.
