I have a MHP that isn't currently on the market. It's located in Lee County, AL.  I would entertain an offer for it. It has 71 pads (30 of which are occupied and the other 41 are from a recent expansion I've done in the community) If you're seriously interested, I'm happy to provide additional details.

I have a strong tri-plex investment available for sale. Upstairs consists of 2 bedroom 1 bath and downstairs left side is 2 bedroom 1 bath. Right side, one bedroom one bath. Bringing in $3140 a month. Landlord expenses - only lawn maintenance. Message me if interested

@Michael Ablan cash flow is $1k plus a month.

Appreciation on average is 6% annually

I ultimately want to acquire more doors, but if I hold this particular property, in 7-10 years will be worth significantly more. The only reason for selling would be to wrap those gains into a multifamily deal or 3-4 SFH's

I'm trying to decide whether I should keep this property for my rental portfolio because of the fantastic location in a desirable area OR flip it because I'm buying at such a great price... I may be able to NET around $100k if I sell it. Any advice here would be helpful. I do have other rentals and I love this location, but I don't know if I should take advantage of the profit I could make just flipping it. Thanks
