5 to 6 percent seems incredibly low for all the hassle of researching and bidding. Wouldn't a private money loan be a better way to get interest with little work? Maybe I'm missing something.

AIRBNB is a good suggestion with Spring Training starting. It wouldn't tie you to a long term lease. Maybe you could rent furniture for a couple months? Just throwing out ideas here.

Google and save or print out a copy of the Landlord Tenant Act for Arizona. It's my go to for all these questions.

@Jerry K. Thanks for sharing this data. The rates of return, those are annualized rates right? IF someone paid a lien off next month they would just pay the prorated interest, correct?

Does paying an attorney to form an Arizona LLC actually provide more protection than just filing the paperwork yourself? I don't have anything crazy going on just a couple units growing slowly over time.

Call Realty has worked very well for me in exactly that position. $65 quarterly for E and O then $395 to $595 per transaction depending on the purchase price. Software to help with tracking documents related to transactions so I don't miss anything. It's a great fit.

@Wes Blackwell is that number just the PAR (Phoenix Association of Realtors) members or does it include WeMAR (West Maricopa aka West Valley) and SEVRAR (Southeast Valley) associations. They all would serve the Phoeniz Metro area.
