Get a realtor to run a report for you on the MLS to show who has bought properties in your properties' area for cash within the last 3 months, also note what types of property they were and what amount they sold for and how quickly they sold after being listed. This information will get you more familiar with who's buying, who their rep realtor was, and what they are buying. Thus, helping you get your property sold.

Don't worry about a title search or an appraisal until you get a property under contract. I personally wouldn't get an appraisal ever. Once you can agree on a good price with the owner in writing, then you can move forward with seeing if there are any clouds on the title.

The marketing copy doesn't really have to be that complex to get your point across. You can come up with your own copy and test the response rates on the variations that you implement.

But for each method:
Bandit Signs: "We Buy Houses 4 Cash (phone#)"
Direct Mail: "I will buy your house for cash (phone#)"
Car Bumper, Craigslist, you get the point.

Go with something simple. Don't overthink it, just send something out.

You can most definitely wholesale in a rural town. The main question you have to ask; are there active buyers in the area? If so, find out what they're buying. Also, take a look at how long properties priced competitively are taking to sell. Reassuring answers to these questions will tell that if you have a property to offer, you'll be in a better position to resell it.

My initial thought is to work with an agent or get MLS access yourself. If you look-up the sellers in the MLS for all of the properties that are listed as "new construction" then you'll have your builders information there.

If he wants full retail for his property, there still may be light. Does he have the property listed on the MLS currently? If so, how long has it been listed? When/if you call him back, ask him why he wants to sell. Perhaps, he's motivated to sell, however he still owes close to retail price. If this is the case, there could be an opportunity to arrange a lease/option.

I've been debating the effectiveness of using a VA for leads too. I still work full-time and can't answer calls during the day. Right now I have my Realtor taking calls but that's not working as well as I want.
