Quote from @Eric Tullius:

Something worth looking into would be the Bellweather District. Philly is growing and changing for the better and I believe will hold great value for both new and experienced investors.

Thanks @Eric Tullius.  I am trying to find good markets to target in Philly now so will check Bellweather out.

Hello BP community

I am very new to real estate investing with one STR I purchased a few years back. I am currently reading up and building my plan and tools now. I intend to scope my markets and start in buy and hold rentals next year. Eyeing Philadelphia market and suburbs but need to do my research on where. Would love to connect with fellow investors in the area and here any solid tips or advice for a newbie. Wish you all well in your investing

Cheers

Justin

Quote from @Carlos C.:

I will look into Stessa... thanks.

I found a few excel templates that I think will work... I will use the new templates and at the same time the ones that I created and been using for several years.

Not sure if I can attached a file to this post... to share the excel file that I found.

Very helpful thread for a new investor here.  Thank you.  I’m looking at Stessa but also wondering if excel templates are available to download.  Any sources?

Hello I am getting ready to buy a vacation rental in Pocono Lake region and planning to go interview property managers soon. Looking for tips or things to look into. Also, recommendations to go with the big managers like VRBO or target smaller outfits with good knowledge and experience with the local renter market? Thanks All the best Justin

Hello I am interested in buying into real estate investments but not owning. I understand there are funds that you can buy into that are used for real estate investments which give you a return. I am looking for advice for types of funds that give shorter and longer term returns. Thanks All the best Justin

Thank you Rebecca!! This is helpful advice. I'll start digging into rental prices for homes of interest and interview property managers. Is there a trusted source to find recommended property managers with history of quality work?

Hello-

I am new to BiggerPockets.  More importantly, have zero experience with real estate investing (besides my primary home).  I am looking to buy a lake house in the Pocono area of Pennsylvania with three objectives: 1.  Provide years of fun for family, 2.  Provide steady and reasonably predictable (at least on worst case) rental income, 3.  Long term real estate investment.

My questions here lie in objective 2 and 3.

1.  First, are there resources that can provide reasonably accurate numbers around low end, typical and high end expected yearly rental income (per subject property) for different lakes in the Pocono area?  If not, rules of thumb that I can assume?

2.  Good resources to roughly estimate total costs (ie tax implications, maintenance, property manager, etc.)?

3.  For renting, motor boat lake or not?  Does it matter?

4.  Forward looking....resources to help select lakes with best prosperity in real estate value going forward?

Thanks in advance for any help you can provide!

Justin
