Allapattah is more affordable than wynwood but look out for the flood zones. If it is an AE flood zone you could be paying more for flood insurance. Allapattah is much poorer and Dominican but it is in the early stages of being gentrified. I am looking to get a property there myself now

@Stephen Shelton political views aside, I recommend more into the recount that is happening. I am sure we both want all votes counted and want fair elections and can agree that fake news and misinformation is dangerous on both sides.

Election votes totals change as provisional ballots the day of are tabulated as well as active soldiers ballots are accepted ten days after election day as long as they are postmarked by election day. This happens in every county in the country every time an election happens.  And the fact is there has not been an abnormal number of democratic ballots found.

Even if Gillim wins the governorship, and if there is a major blue wave that swings the state senate, the Republicans will still have a major majority in the state house that will temper a lot of those initiatives.

I am very interested! Are you talking about the What's Brewing Miami? I went to Dreia last week trying to meet people. I know part of it is that a lot of people are looking to network, but everyone sees incredible friendly on this site and in person so far.

I have long-term big money dreams of a portfolio and such. But first and foremost I'm looking to househack my way into my first house/ rental property. I don't know why I hadn't thought to target information on just that. That's a great idea. Thanks!

I am new to investing, but I asked a local homeowner. There is no hurricane insurance, it is part of the property insurance. There is a separate deductible for hurricane damage though. I can tell you that after hurricane Andrew in 1992 the building codes in Broward and Miami got A LOT better. This is affected stuff like roofs, which direction front doors open, bracing garage doors, etc. 

I recently moved to Miami Beach and made sure I didn't move into a first-floor apartment because of this. Hurricane wind usually only affects a small area, but it can push water into a large area. The most recent hurricane, Michael, hit Panama Beach but storm surge affected the coast as far as Tampa. 

I am not familiar with those particular neighborhoods, but, as a local, I would be worried about hurricanes and flooding. If a hurricane hits with any amount of storm surge you may be in trouble. I've been able to find better flood zone maps for Miami Dade but this is the best one I could find for Broward.
