I can totally relate to the tight market and how hard it is to find deals. Cold calling is a great idea to get started, but maybe try connecting with local real estate groups or online forums too—they can sometimes have off-market deals. Don’t forget about direct mail campaigns as well. As for meeting local wholesalers, networking at meetups or even online could help you connect with the right people.

This is great advice, thank you Kevin! Do you have a service or website you prefer to handle direct mail?

Hi Patrick! Tight inventory can definitely be a challenge, but it sounds like you’re taking proactive steps. Have you explored direct mail campaigns or partnering with local realtors who specialize in off-market deals? I would also recommend joining local FB groups in your area.

Hey Julia,

My real estate agent just did a round of direct mail, and I have been thinking of doing the same. Also have just joined my local REIA. Do you have a favorite service for generating leads?

Quote from @Patrick McCann:

Hi Justin, I'm also a househacker in NH currently living in my duplex in Dover, NH with plans to search for my next one in the near future. I occasionally receive emails of off market properties in the Nashua area, I focus on the seacoast, I'd be happy to forward those to you. I'll do a search in my email to see if there has been any recently!

Thank you! I'll send you a message.

Hello! I am an aspiring serial house hacker based in southern New Hampshire actively searching for my second small multifamily deal in the Nashua area, but I've hit a wall with inventory being so tight in my local market. I've begun cold calling and looking to alternate methods of finding deals, but if anyone has any advice for overcoming this I'd love to connect. Also looking forward to meeting any local wholesalers or people living out the house hacking dream.

Thank you to @Scott Trench for leaving a great how-to on introductions!

Hi Everyone!

I am looking for my second house hack to purchase in Nashua, NH. My buy box is a 2-3 family home with a yard that is move in ready ideally, but would buy something that needs work for the right price.

We have been striking out on the MLS because sellers have seemed to shy away from our use of a 95 percent LTV loan in favor of high money down, even though we are well qualified and can close in as little as 20 days.

Does anyone have any wholesalers they'd be willing to connect me with that specialize in small multifamily in the area?

Thank you! First time post, long time community member
