@Chris Connolly yeah I’ve heard that but I trust her and we’ve always a good relationship and she always pays her bills on time so I don’t think In this case it would be sticky.

@Joe P. I appreciate your response that’s what I need! So here’s my situation I just graduated college I work three different part time jobs so I make money like that. I may be attending grad school with in the next year and the school I’m attending for grad school has some places up there. I’m looking at buying a tri or quadplex that I can house hack while im in gradschool. Also my sister is opening up a restaurant and needs to live in that area temporarily for 2 1/2 years and she’s looking for a place to rent for about 2 1/2 years. So if I found a quad Plex or triplex in that area she would at least be renting for 2 1/2 years. She’s not interested in buying a house or anything else she just wants a place to rent for the time being. So whether or not I attend grad school in that area I would at least have my sister there someone who I trust if this becomes an out of state deal for me. What is some good advice when approaching someone to partner with me? I found a Quadplex but loans won’t approve since I just graduate college and I don’t have a ton of money down so I’m looking for a partner to help finance the deal

I found a guy with a lot of money who wants to buy houses for real estate rentals but he has no experience or knowledge but I have knowledge from reading all these books. If I bird-dog a few houses Where he pays me a commission fee finding the house. How does that work like how much of a percentage do I charge for the commission fee

My sister is looking for a house out of state that she needs to live in temporarily for about a year and a half for a job If I buy the house she is willing to pay rent while she is there. What about when she moves out any advice for how to Keep the house for out of state investing
