How is it going everybody?

I'm sending direct mail to absentee owners with equity starting in June and was wondering how often I should update the list?

Hi everyone thanks for the responses. I will take all of it into consideration. I'm on a low budget and driving for dollars is my best option right now and will put capital i make into other marketing channels like direct mail.

Hi guys,

I started a cold calling campaign from driving for dollars, should i call the same list 4-6 times like direct mail or call a new list every month or week? I'm currently making a new list every week. Any advice would be great thanks!

Purchase price: $83,300 (listing price $119,000 x .70)

Down payment: FHA Loan 3.5% down - $2,915.50

Closing costs I figured around 5% at the most? $4,165

Loan interest I did 5%

30 year term

Taxes about $700 a year 

I didn't know how much to put for insurance

Rent: Unit #1- 3 BR/1BA - $800

Unit #2 - 1BR/1BA - $500

Hi guys, so I started getting listings from my realtor and I tried using the rental property calculator, but I'm getting weird numbers like really high ROI's. I might be doing this really wrong. Can someone give me an example of what numbers to put in based on this MLS listing? Also do you leave any blank or fill in everything?

Hi guys so i'm moving back to Philadelphia this summer to start investing. I can't make up my mind on whether to start in rentals or flipping. What kind of market is Philadelphia right now?

I want a duplex or triplex u der $70,000k but I'm reading that multi-units are very hard to find so i'm thinking partnering with someone to learn the flipping game but i'm more interested in monthly cash flow. If anyone can give me info on what Philly's market is like, that would be helpful! Thanks guys.
