Congrats on profiting on your first home and realizing the potential on future endeavors. Has the airbnb rental had steady bookings? That is pretty far out from any major city. What do you anticipate being your main investment strategy to build the funds to get to the retreat center. At this time the investors I work with are flipping while interest rates and prices are high. I am sure they will move to fix and hold once rates come down a bit and they are able to cash flow.

Hey @Erich Clark,

Congrats on the first property and good working planning ahead to future short term rentals. I think you are making a good call trying to find destinations that people travel to preferably away from major cities. I am in Nashville and the short term rental market is pretty saturated, but the goal should be to to find up and coming vacation spots. Somewhere more secluded and has a local attraction that brings people to the area like a national park or on a lake. Also if you go this route plan for seasonal fluctuations. Wish I had some insight on exact locations that are going to see this growth. If I did I would be doing the same.

Hey @Michael Hooper, I actually just spoke with someone at a local meet up and they were saying they were moving to this strategy. Fix and hold and then rent by the room. With current rates it is difficult to cash flow in small multi family or house hacking so this is a great solution. With that said, as you are realizing, more people to a property means more people management. The couple I was speaking to was running into a similar issue. I don't know anything about these companies but a quick google search suggested Browning-Gordon & Co, Renters Warehouse Nashville, and WH Property Management. Hope this helps.

I plan to work with investors and provide them with discounted value add properties. Eventually I would like to do some house hacking and buy and holds.

Hey Everyone! I have been listening to bigger pockets podcasts for a few years now and have read a few of the books by David Greene, Brandon Turner and Dave Meyer. I have since passed my Real Estate License Exam and plan to be more active in the forums. I look forward to our future discussions and learning/growing together.
