@Brandon Boyce Good to hear that you guys do your due diligence on local regulations. I had a good contractor that we have used in the past but he no longer does that type of work. Do you guys currently have any other short or long term investment properties in other areas?

I agree with what @Bonnie Low said about the overall market in Shasta County. I own one LTR and am in the process of having an ADU built on my property close to Bethel Church's new campus. The biggest thing with STR's is dealing with Shasta County or the City of Redding. They have recently began enforcing a lot of things that they haven't in the past. It is definetely a good area for both though due to the lack of availability. Let me know if you have any other questions.

My name is Justin and I am a fellow real estate investor who is looking for other STR owners who would be interested in offsetting their operating expenses by $100 a month. This is possible by simply placing a Helium Hotspot in the attic or window sill of one of your properties and connecting it to power and wifi. I own the hotspots and pay all of my hosts on a monthly basis with no long term commitment. I have included a link to a Youtube video that explains the Helium Network in greater detail. In my area of Northern CA we get a lot of people that are coming out of country for a local church ministry and stay anywhere from 1 year plus. I was curious if any landloards have had to navigate this when it comes to screening. How would you run a background/credit check? I would hate to rule out potential good tenants due to certain criteria not being met. Any advice would be greatly appreciated. Thanks.

@Cara Murray Its good to hear that you haven't had any issues with tenants paying on time. We will definetely be doing a thorough screening process as to hopefully ensure a good tenant. I definetely like the idea of being able to be more hands off which is why we were leaning towards the long term rental in the first place. What are your thoughts on the local market coming into 2021? It seems like its going to be fairly hard to find properties that cash flow.

@Robert Ryness The home is in the Qualridge Subdivision so it is a convenient location for both restaurants and Bethel. Its definetely not a unique location in that regard.

@Scott Winter Thanks for the response. The Redding, CA. seems to be a pretty good area when it comes to short term rentals. We are right off of I-5, have various outdoor recreational opportunities, and are located near Bethel Church which people from all over the world come to visit and participate in various conferences. 

According to Air DNA the area is rated an A- overall with an average 65% occupancy rate. However, I know many people that are getting around 90% post Covid and 95% pre. I definitely feel that we could achieve at least the 65% rate which would give us around $4,000 cash flow minus all of the expenses that you mentioned. We have the cash to furnish it and have pretty much remodeled the home completely so that has been taken care of.

@Derek Torculas Thanks for the advice. We were honestly thinking more of a AirBNB short term rental though or getting a long term tenant in place.
