@Winnie Rim. Don’t pin yourself to one. Utilize both. Work a relationship for discounts and utilize a points portal for Credit Cards. Lowe’s and Home Depot exchange jabs in the points war (I use United mileage plus)

@Shawn McCoy are u asking because u r looking to invest in your own real estate?

If so, I look at it this way:

Rate of return includes:

1.) Cash on Cash Return

2.) appreciation (conservative)

3.) debt pay down

4.) tax benefits

When I calculate 1-3 above, buying a SFR property at 1% rule would return 27% in my market

@Christopher Davis. Don’t buy. Find another market.

Or, become a Property Manager while the times are good in your area. When the market turns, u will have many leads.

@Sean D. Short term....u might have some luck. But longer term, I would look elsewhere. Put yourself in a market where u can buy a good deal and benefit from some “luck”

@Matt Dickens. It depends on the market. Choose one, then set a baseline for what a good deal/price is and roll with it

Congrats on your success. If u r looking to diversify your investments, consider a REIT. If u r looking for higher returns than the S&P 500, be ready to use debt as leverage to outpace the stock market.

@Isaura Orellana   U seem like a numbers oriented professional with great pride in the Detroit market. Being my third request, u and others may think I’m nuts. I am sorry to keep asking, but how can anyone invest in the Detroit market with the subprime auto crisis on the horizon?  What concerns u about car owners ditching their auto loans only to download the Uber app?

Am I missing something?

Thanks Isaura.

Sincerely, Justin

@Isaura Orellana . It seems u would like everyone to consider investing capital in a Detroit.

What effect would a subprime car loan crisis have on this investment?
