thank you @Ron Szmik that will be my first step then hard numbers. I was thinking the tax has to be the only and best incentive at this point. Saw your in Ohio im from the the Dayton Lima area, I see your really up north east!

They are also saving on the closing costs and real estate commission correct?

How do you convince someone seller financing is a good idea in a sellers market? I know a gentleman that is looking to put his rental house on the market in 3 weeks. He owns the house out right and is looking to get around 270,000 for the deal. How do I convince them that its better to sell this to me then putting it on the market. How do i go about negotiating this? any insight helps thank you all!

@Jamie FriedlThank you for your response I have been looking at the comps in the neighborhood "not the best at figuring out where to all look yet." I'm in the southeast Nashville Edge O Lake Area. There is a house that sold last year and was remodeled across the street and I'm fairly certain it is being rented now. It looks like its appraising around the 165-170. 

My plans have changed slightly, we decided to purchase a 2nd property before any remodel on the current home.

Hi everyone 

I have set a goal to purchase my first investment property in December of this year. I currently own a home with not much equity into it. My fiance and I are the owners of the home for around 13 months. We have one roommate living with us.

My thoughts are to remodel the current house add a master suite to the bottom of our split level foyer. Remodel the kitchen as well as add a laundry/utitlity room. Currently our water heater is outside in small room not very ideal.

My goal is to get started anyway possible and to accumulate properties for rentals.
