Thank you both. Chad Hensel - the challenge is finding something as large as a quad in a decent area of the upstate. Have you had any luck in the past?

2 part question: My brother lives in South Carolina in the Greenville area. He is interested in using a FHA loan to purchase a home and is looking at duplex - quad. My understanding is FHA loan covers through 4-plex, correct? Also, he would be using my credit (since he quite literally has none) and having me as a co-owner on the deal. Still valid under FHA? Second part to SC investors. As long as he lives there, does the tax stay the owner occupied rate for the entire unit or will they tax units separately? I still remember the first time I moved out and rented my primary. Triple the tax the next year...

Any out of state , while living in California investors out there? How do the tax laws impact you here? Here's a specific, the state that I invest in, SC, enables you to secure individual properties by individual LLC's. For example, 1 SFR:1 LLC. However, my current understanding of CA tax laws is that any LLC operating primarily within CA must pay a minimum tax of $800. Thoughts / ideas?
I'm investing from out of town as well (live in CA, investing in Greenville). I've been working with Michael Smith and have had a great experience so far. Met via BP.

Is the 110% figure standard HUD policy? I tried calling their office today but closed on Friday, hence all the questions.

What has your experience been with Section 8 tenants so far? I'm assuming good since you're looking for more?

Does anyone have any experience renting to Section 8 in South Carolina? I'm looking at 2 properties in Greenville. The seller claims that both properties will rent for a certain amount, though he is not currently using Section 8. 

How do I verify Section 8 rent for a specific property before purchasing?

What cities are you looking at around Greenville? Open to any others in the upstate? I've seen duplexes in Greenville but also my hometown of Easley, Spartanburg, Anderson, etc.
