@Jaden Griggs - town property records will give you the name and primary address, you can use the myriad of sources online to track down specific contact information from there.  Just make sure to filter numbers that are on the do-not-call registry.

There is no easy way or shortcut to getting leads as an agent; Understand your market and the sources of leads like cold calling, direct mail, door knocking, and social media; choose one to focus on and don't give up.

Look up the zoning designation of the SFH, that zoning designation will have uses allowed "by right"; if Multifamily is listed as an allowed use, you can convert the SFH. Just note that conversions are almost never straight forward and it's best to consult and A&E professional regarding the feasibility of the conversion.

@Andy Connelly - yes, I would just be honest about your situation. I am not sure you would be in violation of the agreement because technically the HELOC is dependent on the condition of your property and the foundation issue was unforeseen. If you have an attorney to consult that would be best practice but I don't see how anyone wouldn't be understanding of your circumstance regardless.

@Eric Chai - hiring a buyer's agent won't impact the sellers profit, you would be paying them directly and they could help facilitate the transaction.

 This would be stricty investment Justin, I actually just put in an offer today based on my deposit & seller financing , 5 year , balloon payment after 5 years

I wrote in straight line amortization so I could build equity at the 5 year mark & making it easier to refinance with a bank

Honestly, I'm kind of shooting from the hip & trying anything & " on the job training" lol

While I'm no stranger the multifamily, this commercial property purchase ( 4- 1 bedroom , 2 small retail) is new to me... but in no way shying away from it

Keep in mind... inspection will be very important ( sprinklers, smokes, main water feed) ... so im not going blind & "starry eyed"

Understood, that's an interesting offer - hope it works out. BRRRR'ing with a non-bank ST loan on acquisition and refi to perm could help keep cash in your pocket as well.
