@Jack Seiden - I think Realtors are one of the most overpaid professionals; a more reasonable compensation structure is long overdue.  A more equitable compensation structure doesn't mean that agents can't run a profitable and successful business, it would just make compensation fair for the work that is done.

@Travis Kumar - Whether or not you can convert a basement to a separate livable space is very specific to the municipalities by-laws.  I would get in touch with a local agent with MF listing experience, they may be able to give you the quick and easy answer.

@Junior Francica - At 5 years old, it still has plenty of life left to not dramatically impact an appraisal or market value.  I would keep the $5k.

@Vikram Puri - CT taxes are very high, but if you are going to invest in the state, Hartford is not a terrible focus area. There is some institutional interest there as well, just something to keep in mind from a competitive standpoint.

@Justin Brin - Try classifying specific properties as A-D based on condition and age; while classifying areas as urban, suburban, and rural.  Urban areas will tend to carry higher pricing in comparison to rural areas. Classifying areas under a letter grade can lead to far too much subjectivity in valuations.

@Yeilee Woo - If your comfortable subbing everything out that would be the most cost effective.  You can expect GCs to charge 10-15% off the top.

@Rose Frantz - If your rent is $1695, and your debt service is $1450 with the HOA, I can't imagine any free cashflow; I would sell here and use the funds on better cash flowing assets.
