I'm just getting into land myself - seems to have a lot of potential.  RE the timber aspect of this conversation, Jay Hinrichs was also a podcast guest like Seth Williams, and transitioned from land into timber.  Interesting stuff.  His podcast was one of my favorites all-time.  Don't know the number off the top of my head, but definitely worth a listen.  My $0.02.

Does anyone know of a resource/website to find RE related docs that are kosher in Oregon?  PSA, land contract, etc.?  I can call an attorney, just thought I'd check w/the community here beforehand.

Also looking for seller financing documents.....

Annnnnd one more item - what is the foreclosure process like?  I'm in CA and it's a b*tch.....wondering how OR compares.

Why not have the contractor start at the back of the home and work forward, moving the debris to the front as they go?  Doing it that way solves your problem but creates 2 trips to the dumps....

I'm looking to do the same thing but with small MFH.... I've passed on a few opportunities because rents after the repairs don't clear my goals.  This is my first investment property and it's been tough to be patient, but I think that's the smart play.

It looks like I'll be able to secure a HELOC and used some to refi my primary home as well.....with bothy mortgage and the credit line, I'll save just under $1000 and have down payment money available. Talk to a few banks and you'll find a creative loan.....my sixth call better the best deal.

Did you see the car fires in front of the hotel earlier this morning?  Crazy.  And ironic - the truck that caused it was hauling away fire debris.  

I am in need of an experienced raw land appraiser in Santa Rosa, CA.  I run a hotel, which unfortunately burned down in the wildfires back in October.  The insurance-appointed appraiser was quite vague on the land component of the appraisal in comparison to the property, using very old comps and not taking a few items into consideration that may have a large impact on the valuation. 

I am working with approximately 9 acres divided into 3 lots.

Suggestions welcomed.
