@Toyin Dawodu I think that everything you have said is completely accurate but I have always been the kind of person that finds a solution to my problems. I am about to turn 21 and My real estate problem is the money and the "know how". For me personally the solution to the know how problem is BP. I am so thankful that I have found bigger pockets and I have been able to learn as much as I have. I have been learning about how to purchase with no and or low money down and all of that is great but the consistent rule behind that is to have some money saved up just in case life happens. That is where I fall short. I budget to the best well but making minimum wage makes this process very slow. The solution to that is getting a second job to help supplement the income. Also, I will be seeking out people that I know with real estate knowledge and see if they will let me pick their brains on various subjects. The synopsis of my answer is that even as an aspiring investor with no previous knowledge of the industry, someone could use the resources provided to get all of the information needed to take that first step.

I have been looking around my area and there is one market in specific that sparks this question for me. The city's name is Conneaut and it is located in the the northeastern corner of Ohio right by the PA border. It used to be a booming town because it is located right on Lake Erie and the harbor used to be a lot more active than it currently is. Prices in this town could be described as "Detroit Like" (without the crime rate). Getting a 2000+ sq. ft. house in decent shape for around 30k is tempting as a new investor. I need to know what type of things I should be looking at in the city as a whole to get a good idea of whether or not it will be a good long term investment such as buy and hold. Any help is good help! Thanks guys!

I had a friend that was on a professional drywall crew and they never painted. In my personal opinion I would say that paint prepping would include just scraping back peeling paint, filling in any minor holes in trim with some wood putty, priming the surface, and painting. Assuming you have the option, I'd say leave the drywall to the professional finishing crew and the painting to the painters. Hope this helps! Good luck!

Although I have not been using bigger pockets for very long, I would have to say my "aha" moment was when I stumbled across BP after almost entering into a "Guru Program". The podcasts that are put up are verbal gold. LOVE IT. I am so happy that BP was able to take the hype out of my learning and made my expectations much more realistic. I am happy to be a part of a community that has A LOT of genuine people in it.
