@Daniel Mohnkern Thank you for the BP welcome! I am in the Girard/Springfield area located right up on the lake towards the Ohio/PA border. It's about 25 minutes west of the peach street exit on interstate 90. It's nice to see other serious members in the area. Do you invest in your local market or surrounding areas?

@Larry Fried Thank you for the tips! I am part of the way through the UBG right now. Also, after setting up some keyword alerts I found out that their is an Erie Colorado! It is much more popular in the forums than my market haha. Thank goodness for the feature that allows you to turn off certain alerts.

So there is a very large building in my area that was built in the late 1890's and they continued to add to it throughout the years. During the due diligence process I found out that it was primarily a toy factory and then later part of it was used a foundry. In my best guess I would say this building is between 10 and 20 thousand square feet. I know that the newer portion of the building is currently rented out to men that restore old cars and trucks. The rest of the building is in need of help. One of the walls is blowing out, it needs a new roof, there is a portion in the back of the building that suffered some fire damage and that was never repaired, and there is some foundation work that needs dealt with. The value of the building is somewhere between $20,000 and $50,000. This is the part where everyone yells STAY AWAY FROM THAT PROPERTY; however, this is the part of the story that gets interesting. Roughly two decades ago, my father entered a handshake deal with a business partner that REALLY wanted this property. My father really didn't have the extra money to put down on this  property and tried to talk this other man out of it. Long story short, my father ended up with this building because the other man backed out of the deal last second. Although the tenants literally paid the entire mortgage; the income did only that and nothing more. There was typically no extra money to reinvest in the rest of the building. Not to mention that my father really didn't want anything to do with it. Another issue is that this building is filled with random items that have been accumulated over time. My father is ready to get out from under this building and see it put to a good use. I know this has been a long post but if anyone could share their input on what they think my father and I should do with this building it would be greatly appreciated. One last quick fact: He is willing to let me use a part of the building for anything I want but that requires moving A LOT of stuff around. Any help is good help.

@James Wise Thank you for the welcome! I am looking to fix and flip properties in order to fund my future buy and hold portfolio. Upon further research I will find out the best areas in my county to invest in.

I am currently single... and if I can't find a female that is at least open to the idea of real estate then I guess it is back to the drawing board! haha. Who knows, maybe BP can be the next match site also!

My name is Justin and I am new to both real estate and BP. I stumbled across BP when looking up a review for a course that at the time seemed like the best thing in the world. I now know that it was a guru course but without BP I could have wasted a lot of time and money. I have been listening to the podcasts and I have been learning so much. I am about to start networking with people I know in my area that are involved in real estate to see if they will be willing to help me learn the industry. @Ulysses Arreguin I am new to real estate also but the first step that I am about to take is to connect with people in my area that are also involved in real estate. Networking is an excellent first step for anyone. Gets your name out there and shows that you are willing to learn.

I am going to go with the crowd and say that you should consider leaving the tub right where it is and maybe use the money you are saving to add equity somewhere else in the house that actually needs it. IF you are dead set on extending the shower then I would agree with @Robert Swingle . When you pull that window out and re-frame it maybe you should consider using different dimensions so that the bathroom isn't exposed to the entire neighborhood haha. Possibly a smaller rectangle window that allows for both light and privacy. Hope this helps!

@Ronald Hunt Excellent topic to discuss. I came across BP by complete chance. I was researching real estate investing on youtube and had come across a very knowledgeable man (Phil Pustiovsky) that I would consider a guru because he offers a mentorship program. He puts out some really awesome information on youtube but he uses that as a bridge to get you over to his website. I was highly interested in what he was teaching but I know the golden rule that if it sounds to good to be true then it probably is. During my due diligence process of checking out his program for credibility, I came across the BP forums. I was later contacted by one of his salesmen and found out the cost for the mentorship program was $8,000. I immediately discarded the idea of that program and became a member on here and I have learned so much just by listening to the podcasts. Despite the cost of his program I am still subscribed to him on youtube because as he is describing things he uses a white board and that helps me learn because I am a visual person. That's how I became a member of this wonderful community.
