Just keep calling.  

I had a lady freak out on me my second day and that added to my jitters. Big time lol. 

In a way u can use the public speaking trick, pretend every one is in their underwear.

I used a self mind trick I used to use when I played football in high school........ 

think of what ever makes u nervous, scared what ever.  Focus on that. 

Now imagine that nervousness is caked on you like a layer of dirt or something. 

Get your dialer ready while focusing on the layer of nervousness that it's caked on u.

now shake the layer of nervousness off like a dog getting or of a bath.  Then shake again

Press call. 

Idk it works for me. 

I'm realizing that the mobile home niche hs more to it than sfr. I've recieved advice in both directions: walk away or why haven't u bought it

Title tied to land.

Already in mobile home park.

Can fit 3 mobile homes on that 1 lot(need to verify with county)

Rehab(not sure how to figure for mobile homes, the mobile home is trash, frame is only thing decent). I figure get a newer Mobil home(30k) Keep the total investment under 65k.

That will leave room to choose flip or hold.

I'm wholesaling in south Carolina, I just committed to the 90 challeng. One of my challenges is my fist deal.  I agree with what wa said on the webinar too. Put into my own words, I'll take a pay cut to get the ball rolling.

@Frank Patalano.... nothing. I've been cold calling, d4$and mail. The mail is based on my d4$ results. I also entered some odd my cold call list to d4$ app and checking them out and sending mail. Bandit signs on the way. Strategic placements already planned. Meeting with some one later today to set up a landing page.

I don't sleep allot so I use those hours to redo notes, study and plan ahead. Might as well get some use from my insomnia lol. I do need to work on a more specific time management method.

My 90 day challenge

I'm committed to closing 3 wholesale deals. I commit to Laying the foundation to create inbound leads (I don't like cold calls lol) and putting 1000 leads into my laps funnel in 2 weeks. I am committed to cold calling 1.5 hours a day,5 days a week. I'm committed to

D4$ total of 4 hours on the weekend, strategically.i also wander around after work. I have a family member that 'drives ppl around. So I added them to my d4$ team via an app.

@Frank Patalano ....nothing. I committed to the 90 day challenge last night. I've been d4$, cold calling and sending mail. The mail is targeted from my d4$ results(I'm still tweaking the campaign method/ cycles). I have a meeting with some one later today about seeing up a landing page. Bandit signs on the way, have strategic placement already planned.

Since I'm a night owl,I spend those hours planning next move/ structure ofcompany ect. In that time I also redo my notes from the day, play with numbers, study and plan next day. (Might as well put my insomnia to use lol. I need to work on a more specific time management)

How can I examine my local market to calculate what cap% and/or cash flow that buyers in this area are ok with.
