Anyone else struggle with completing the BRRRR process due to a small loan amount? I have to BRRRRs in play right now, but I can't find a lender that will cash out refi a loan <$75k to save my life.

Anyone else share my struggle, and/or find a solution?

Definitely agree with @Jon K. - 3 points is not normal. However, if you aren't a "worthy borrower" (bad credit, low income, etc.) then that is more common. 

Get hooked up with local credit unions, they'll be your best bet. 

When you say local lenders...do you mean local to the property or local to the investor?

As I grow my portfolio, I'm thinking I should standardize my insurer. I own property in CA, MI, IN, TX, CO and PA...and I have 6 different insurers. Any guidance on a company that can provide a solid one stop shop for me? In a perfect world, I'd be able to have on agent or broker to handle insurance on all properties! 

I'm also getting concerned about liability insurance...any recommendations on umbrella policies?

I'm looking for an attorney that's seasoned with real estate investing. I'm currently in the process of creating a mortgage note with a private investor. I'd like to make sure that I'm setting up the transaction the right way and protecting myself.
