@Jared Rine My limiting factor has been minimum loan amounts - I’m working with SFRs in the Midwest... ~$50-$70k in value

Do lenders still have delayed financing products!? I purchased a property cash, and don't want to wait the 6 months. 

I've read and heard about delayed financing for cash purchases, but I haven't actually seen anyone execute this strategy, or heard of a lender that supports it.

I’m looking to find a like-kind multifamily property in the $300-$375k range. What are the best markets for cash flow??? I’m currently looking in Cleveland, columbus, STL, and detroit.

Also need a reputable mediator!

I purchased a home cash $28K, put ~$10K into it...now it's tenanted at $875 and worth $70K. I'm struggling to find a lender that will do a fixed 30 year cash out refi at this amount. How have you all completed the BRRRR process in this price range?
