Looking at a trailer park in VA. Not the best part of town. It's on loop net. From my understanding loop net is where usually Real estate that can't be sold goes to. What I'm asking is would you buy something that has a bad reputation of violence?

@Sai T. Just of the outside of the trailer. The owner of the trailer and I are going to talk about the price at 2pm. I'll keep y'all updated. It will cost me around $650 to get the trailer rent ready. Of that's me doing the work.

I'm looking to buy a 1980s mobile home. It's owner finance. It had black mold on the floors.

This home would be a rental property and I might add it's my first. The question is whether or not I should clean it or just replace the particle board. I'm trying to think of the best most effective and cheap way to do this.

Looking for advice.

Hi my name is Justin. I am trying to figure out when do you know it’s the right time to leave your job in order to live on your investments? Example, let’s say a person would need about $5k to live on. This would be enough to pay bills but then they would be living on their passive income. In turn a person couldn’t grow their business as fast as they would want. So is there a rule of thumb a person should go by? Something like 2 or 3 times what you make a month in order to pay for bills but also accommodate their passive income.

Hi, my name is Justin. I’m trying to figure out how I should go about getting a loan in my first rental property. I’ve thought about getting a FHA loan, but I don’t want to live in it for a year. My wife and I are currently living in a home that we are doing rent-to-own. We will have $15k down from our first year living at the property. We will be looking to buy the home some time at the end of the year since we are both building our credit (my wife already has her’s above the minimum for an FHA loan). What we are wanting to know is if we decided to move next year sometime before the loan was a year old would we not be able to do another FHA loan to another house where we move? We will still keep this home as a rental but we will have lived in it for over a year just not as owners.
