TD Ameritrade or Fidelity both offer credit cards with points that can be redeemed into your IRA accounts and used to cover trading fees.

Just remember to pay them off fast so you don't pay interests just collect points for your trading account.

I like taking profit from my ETF's and invest it in high-risk stocks with trailing stops. It's worked for me so far.

I am very diverse globally with my ETF's

Low risk ETF's and high risk stocks with trailing stops.

I attend a couple real estate investment clubs in Ventura County and LA County.
At the various different real estate investing clubs a lot of people recommend them.
My friend that's a construction attorney also recommend them to me.
I started working with them do to my unique situation. They are very good for complicated situations.

Post: Is Section 8 Housing as bad as people say?

The section 8 people you want are the ones that work to supplement their government income. They work enough to make some money without losing their medical benefits due to their medical needs.

The trick with people on section 8 is finding the individual that wants a better quality of life that's within their means without losing their medical benefits.

Screen section 8 people very thoroughly and check them out on Facebook. Have a second meeting with them at their current residence..

Remember time is money and money is time..

Your time and the mentor's time is valuable. No one should work for free. What do you do for a living and what skills do you have that you can barter with?

Come up with an agreement between your mentor and you, such as I do X amount of work and you provide me X amount of consulting time.

You can work at your regular job extra hours and pay a mentor by the hour.

Bring a rehaber a deal and partner with them on the deal. Remember your time is valuable too.

In my area I know local rehabbers that would split the profit with you if you found the deal. Negotiate the split.. negotiate the terms and have it in writing.

As people say is better to have a part of a deal than no deal at all.

In my opinion, the only time one should work for free is helping out at a nonprofit..

If you would like to learn rehab costs and how stuff is done, volunteer at Habitat for Humanity.

If you would like to learn how to run an apartment complex, volunteer at your local Area Housing Authority.

Volunteer at your local nonprofit that renovates homes for veterans and elderly people. You can find this information from HUD website or doing a Google search.

"there are so many tools for investors that most realtors do not know how to use whatsoever."

What tools do you recommend for agent and investors?

@Saj Johnson

@Tony Manning

I have volunteered at my local Area Housing Authority to help resolve conflicts between tenants and the local Area Housing Authority.

Remember the majority of section 8 people do not work.they have the time to research all state rental laws and laws that protect them against discrimination.

When I mean time eight hours a day seven days a week they can dedicate themselves to this mission.

Know the laws that protect them very thoroughly http://www.disabilityrightsca.org/ and http://drlcenter.org/ and https://www.ada.gov/cguide.htm
