In San Antonio, one of my airbnbs has been above 95% booked the last 18 months and has been listed as a rare find up until last month.. it hasn’t been touched in 5 weeks and I’m seeing hosts on the local FB chat are having trouble getting bookings as well.


I’m using this break to update furniture and decor and will have my photographer take new pictures. Hoping that helps

You can find DSCR lenders with rates just as good right now or even better. I've had 2 DSCR lenders giving better rates than most of the local lenders in SA as of the last couple weeks. Putting 25% down instead of everything allows you to do multiple deals and scale quicker.

Don’t forget there’s many routes you can take in this industry

I think higher rents and appreciation is in the near future for this neighborhood. It will raise our living expenses but we’re still saving a decent amount of money each month even with the raised living expenses.

Depends on your situation and if you can’t find any better deals that work for your living situation. Many investors think it’s a bad deal if it doesn’t cash flow or make sense right away, which isn’t always the case. If you can add value, and you see higher rents and appreciation in the near future, it can be a home run down the line

I've been researching the eligible bidder approach since July and have a pretty good handle on it and ALL the risks but also exploring what other options might be open to me.

So that's my current story. Happy to be here. Hoping to learn lots and open to any thoughts people have about next steps I should consider.

You can look to use a DSCR loan or use another form of creative financing like hard money or owner financing if you want to leverage a portion of the $500K. I would rather do that than dump all of it into one down payment
