Welcome to Knoxville. I found a duplex through an agent-to-agent off-market deal. No bidding war and it appraised for more than contract price. So, I'll say they exist - you just have to be creative. Speak with a realtor and clearly state your objectives - a good one will pull through.

@Kenneth Keel, one thing to think about is that in this market a VA/FHA buyer's offer is tough. If you can find a lender to do a 5% conventional your offer may be more competitive. Navy Federal has a "homebuyers choice" and a "military choice" (for veterans) that require ZERO down and are conventional, but your APR may be higher. Just some thoughts..

What have you found is the best way to find off market deals in Knoxville? Wholesalers, foreclosures, driving for dollars, direct mail, agents, etc? How have you found the the best off market deals?

Looking to house hack a small multifamily (2-4 units) or SF with ADU soon. Would like to have a few names/contacts when I start. Who are your core 4 in the Knoxville area: (1) Realtor, (2) Lender, (3) Contractor, (4) Property Manager?

@Ray B. Perhaps some families with children may be worried about the water in the back yard? Is there a fence? I always think about “would my family want to rent this?” And I’m sure my wife wouldn’t want our young children to have that risk in the backyard. Just my thought.
