Good afternoon everyone.. so I have a few really SOLID cash buyers in the Atlanta metro area that are looking for some specific kinds of properties. If you have properties that match any of these criteria's below and are the CONTRACT HOLDER, please inbox me the info and let me know which one of my buyers you think your property matches well with so I can contact them directly. I'd love to team with you and help get these properties moved!

Buyer 1:

Looking for land or homes in the Decatur, Atlanta, Alpharetta, and Roswell areas. For Decatur specifically, area codes 30030, 30032, or 30035. Budget for the asking price is under $180k.

Buyer 2:

Looking for a good deal around 100k or under that can make at least 20k after repair, carry cost, and RE commisions when selling. Preferably 3/2 or more in Stone Mountain and Gwinnett.

Buyer 3:

Current focus is buy and hold rentals that need less than $20k of work to be rent ready and will cash flow well. Cash buyer and able to move quickly for the right deals. Main areas are in the south-west parts of Atlanta and in 30032 (Decatur)

Buyer 4:

Cash buyer, normally look for duplexes or triplexes in the perimeter. Looking for 100-200K range properties tenant occupied or that need minimal work.

Buyer 5:

Looking to purchase some property for fix and flips as well as buy and hold for rental income. Also has a group based in Atlanta that is a network of cash buyers who can close quickly. Really wants to stay in East Atlanta, Decatur, Stone Mountain areas

Buyer 6:

For flips: Have to be all in at 60-65% ARV (purchase + rehab). Buildable lots also

For rentals: Minimum 14% ROI.

3/2+ for both flips and rentals (for sure on rentals). Flips will look at smaller specs, but has to be 1000+ sq ft.

Areas: Fulton (no low end), Dekalb, Clayton, Henry, and Gwinnett counties

@Amy Pedersen  thanks for reaching out! Is there a specific criteria that you're prefer to stick with? Any particular area?  Price range? Bed/bath ratio? Buy-and-holds vs. flips?

@Marvin S. I understand the point you're attempting to convey HOWEVER as a wholesaler when I make posts to attract buyers, I'm looking for just that.. BUYERS .. I want to attract real buyers so that I can build relationships with them and figure out exactly what type of properties they're looking for. This gives me the ability to go out and find those properties and bring them to buyers that I know for sure will be interested. To many wholesalers disguise themselves as buyers and ask me to add them to my list which is frustrating because when I have a property that I want to bring to the table I often end up bringing it to a person who is giving me the illusion that they are a buyer when in fact they are a wholesaler who ends up turning the deal into a daisy train. I'm not interested in that. I already have relationships with wholesalers around the city and country for that matter that I could potentially do JV deals with if I'm unable to find buyers for my deals, or vice versa. So when I cast my net for cash buyers, there's no reason for me to target wholesalers. The point is separate my buyers from the wholesalers who aren't up front with their intentions.
