Hi BP,

I was wondering if someone can tell me how I can find out who owns a property around my area (hopefully free). I was "driving for dollars" and noticed a boarded up house in a relatively nice and growing neighborhood. How can I find out who the owner is (person or bank) to see if they are willing to possibly sell there home? Would appreciate the help.

Hi all,

I am new to REI from NJ and have been reading a lot, but now want to take action. I have spotted a good possible deal that may be worth wholesaling to another investor. It is selling for $225,000, 4 Bd, 3 Baths, on a road off a major route, (not a neighborhood), very close to an interstate and parkway and they even clarify that the house needs a lot of work and is a perfect fixer upper. Everything in the house is original. It is a contemporary floor plan that needs major TLC and work. They say the value is in the land (2 lots). The house sits on 1 acre of land it is being offered with a 2.47 acre adjacent lot which backs a river.

How can I further analyze this deal to see if a potential investor would want it? I know I will be able to negotiate that price down, as it has not sold and was already reduced from original listing price after a month. It seems like a solid deal but I don't know how I can further analyze it to determine if I should take a shot and assign the contract to an investor. I am a little nervous as this would be my first deal at age 22.

Hi all at BP,

My name is Justin Hernandez and I am from Jackson, NJ (where Six Flags Great Adventure is located). I recently graduated Rutgers University with an Information Technology degree. I have a deep background and knowledge of trading stocks and FX (currencies) for about 4 years with personal accounts but now want to learn about REI. I am a newbie starting off in Real Estate investing and have little to no money. I have been reading all the information I can get my hands on and am going through Bill Vaughn's Simple Man’s Guide to Real Estate course material as well as reading, The Book on Investing In Real Estate with No (and Low) Money Down: Real Life Strategies for Investing in Real Estate Using Other People's Money by Brandon Turner. What I plan to do is start off trying to mostly wholesale properties but ultimately would like to do fix and flips once I save enough money and can start to venture into these other areas (focusing more on wholesaling for now).

If anyone can point me in the right direction of getting my first deal, I would really appreciate it. I want to make sure I don’t get stuck in analysis-paralysis and not be afraid of taking a risk to get something positive done. I’ll take all the help I can get. I hope I can network and really learn a lot through everyone here at BiggerPockets and I am looking forward to it!
